Stage 1: Engagement & Feasibility
Introduction into INCO, a meeting either remotely or face to face to discuss client requirements and objectives
Carry out initial feasibility report; with client objectives/expectations in mind and our honest insight & recommendations
If an investment project, complete deal analysis taking into account the purchase, construction and finance costs, in line with projected GDV
If & where required on investment projects, recommendations and referral for funding
Budget outline costs based on initial proposals
Provisional programme based on initial proposals
Stage 2: Design & Planning
Initial concept designs readily available for any pending planning/permitted development applications
Undertake & submit planning/permitted development applications to the relevant local authorities
Act as your liaison and respond to any planning officer queries
Commencement and full review for sign off of stage 4 drawings ready for pre-construction & construction stages (subject to planning)
Stage 3: Pre-Construction
Proceed with tendering process; creation of tender documentation; including invitation to tender, specification, contract particulars/type, schedule of works/bill of quantities alongside that of the stage 4 construction drawing set
Compile a recommended list of preferred contractors to receive said tender pack
Act as your liaison and line of response for tendering contractors, on hand to answer any queries/RFI’s during the process
Upon receipt of all tenders; create and compile a comparison report of all received tenders to include our final recommendations for client review
If required, conduct a tender interview with the final selection of contractors, assess and compile report on their previous work
Final selection of contractor, administer draft contract for review on behalf of client, and once confirmed between both parties, administer in full for signature, request necessary backup information such as contractor insurances etc.
Organise and hold/minute a pre-start meeting
Stage 4: Construction
Project delivery; ongoing progress reporting to clients and project management of the construction process, overseeing contractor(s)
Regular site visits/auditing to include review and sign off of contractor application for payments
Ongoing hybrid (email/phone) support throughout the project life cycle on behalf of the client; generally for contractor RFI’s, resolution, variation review, problem solving, general client check in
Weekly written reports to client for an update of week completed, and the week ahead
Detailed monthly report; analysis of items such as programme of works, project financial position, contractor performance, photos/videos, health & safety update, look ahead
Commercial assistance & support; management and review of contractor variations, review and sign off of contractors applications for payment, approval and issue of payment instruction and to include any payment/payless notices, final account statement and agreements
Undertake snagging of contractors works, issue back-up report and delegation to contractor
Gather & compile all necessary certifications and information for project sign off via contractor and relevant providers (such as building control, electrical, fire alarm, boiler etc)
